We head to Toronto to see an awesome transformation on a typical tiny condo this am.  With real estate prices SOARING in this city this should give hope to all of you who can’t drum up the 1+M dollars to buy an actual house anymore.  Fully functional and absolutely charming lets take a look at what designer Alicia Sass and the CMID (Carrie Mudford Interior Design) crew saw on their first visit to this St Lawrence Market neighbourhood.

Kitchen? Check, but that was living and dining room too!  We could sympathize when we asked Carrie what her first reaction was.  “Wow this is small… ok what can we do with it?!”

The client wanted a space to hang out with his friends and watch some sports after a long day at work but also wanted a breakfast or eating area too.

Et voila -3 months later (1 months to source/2 to deliver!) it looked like this.   The first piece that we selected for the space was the couch because it was the most important piece to my client (boys will be boys). He wanted something comfy and it was the largest piece in the space so made design sense.  After we had that we could plop everything else in around it and make it fit.

We managed to get all wishlist items in, giving him a custom built-in breakfast nook that also acts as a TV unit.

It really adds dimension to the space and plus it adds storage, practicality and value to the condo as well – an all around win win.

In order to keep the couch the proper distance to the TV we had some space left over behind it so I put a dining table there which he can use to entertain or work if need be.

While they weren’t banging down walls they did have come to realize that the existing baseboard in the unit interfered with the drawers of the media unit so had to create a space between the built-in and the wall to clear it.   “When doing custom pieces in finished spaces the ¾” thick baseboard was easily overlooked. Luckily our trades are super talented and this client was really easy going and in the end you wouldn’t even know we had to make a compromise.”

Alicia’s favorite piece of the space is the foyer console table. “One would think that this space was too small for anything but this piece really allowed us to make a separate foyer in this small condo.”

It’s just amazing and for the budget conscious out there you’ll be pleased to hear that you aren’t the only one who wants everything quickly or on the cheap end of the scale (and that there’s a designer willing to do it!)  “This client wanted everything quickly and on a budget so we chose to go with stores that stock their items and have good prices. Some stores we shopped at were Structube, EQ3, CB2, and IKEA. Finishing it off with some home sense accessories was the perfect way to stay on budget.”

Of course when the weather is nice in the summer, he also wanted to be able to enjoy his small slice of the outdoors

…especially since it overlooked the actual market (below) where there is always something happening.

They created an amazing space outdoors by giving him covering the concrete with teak/wood square flooring, a comfortable sofa and small dining area (not shown).
